PULSAR KREAN takes part, with PK Blue Logistics, in the refurbishment of more than 190,000 m2 of industrial and logistic infrastructures at different points in the national territory.

  • The placing on the market of these new industrial and logistic infrastructures implies a total investment of more than 160 million euros.
  • The last project to be added to the portfolio of PK Blue Logistics is the old corporate site of CEGASA (Vitoria-Gasteiz). The refurbishment of this business park will imply an investment of more than 50 million euros. These are four industrial and logistic buildings of more than 70,000 m2 and a 4,700 m2 office building. PK Blue Logistics will carry out a thorough refurbishment and modernisation of the properties and will put them at the disposal of its customers in the form of sale or rent as from 2023.

PK Blue Logistics, alliance formed by H.I.G. Capital, PULSARKREAN and SAVILLS Investment Management, promotes refurbishment projects of more than 190,000 m2 of industrial and logistic infrastructures at different industrial estates in the national territory, with a total investment of more than 160 million euros.

PK Blue Vitoria-Gasteiz II (former CEGASA).

Continuing with its expansion plans in the north zone, PK Blue Logistics has announced this month the project for the refurbishment of an industrial and logistic estate in Vitoria-Gasteiz, called PK Blue Vitoria-Gasteiz II, at the facilities which belonged to the old CEGASA, a strategic site, with which the company adds another 70,000 m2 of industrial and logistic building.

The project specifically covers four buildings, two refurbished of 25,400 m2 and 14,600 m2 and another two new construction buildings which total 30,000 m2. All the buildings will have complementary offices and services and their accessibility will be both through loading and unloading docks and accesses to level for heavy duty, distribution and light vehicles.

It also counts on an office building, former corporate site of the CEGASA group, with a very singular architectonic design which will maintain its genuineness after the refurbishment which will give it the features in demand today.

The estate will count on parking spaces for heavy duty and light vehicles, with a modernised access control and will have high quality standards and of architectonic singularity, because the refurbishment will be performed with a scrupulous respect of the cultural and historic value which the complex represents. In addition, during the refurbishment, the E.S.G. criteria ('environmental, social and governance') will be considered, starting with the positive environmental impact which the refurbishment will have in questions of waste management and the certifications which are going to be applied for, so that the buildings count on the Leed Gold seal.

PK Blue Logistics commercialises these buildings in the form of rent or sale, whether completely or in modules to permit a flexible evolution. The regeneration of the industrial land will consist of adaptation to town planning and environmental standards, at an investment of more than 50 million euros.

Other actions.

In addition to the mentioned action, PK Blue Logistics also has three other projects in progress in Vitoria-Gasteiz, specifically at the Jundiz industrial estate: a Cross Docking platform, a Cold Logistic Facility, and, lastly, the Daewoo former Industrial Facilities, which add up to more than 70,000 m2 of industrial and logistic buildings to be refurbished or generated.

Likewise, PK Blue Logistics works on the revitalisation of the logistic estate of Torija (Guadalajara), by means of implementing two projects on individual plots in that location, with a total of around 40,000 m2.

The industrial refurbishment, a social and environmental commitment strategy.

Within the social and environmental commitment, PK Blue Logistics seeks the reuse of industrial areas that are abandoned or in disuse, in order to generate products that update those locations, regenerating urban structures which would otherwise accelerate their deterioration.

PK Blue Logistics considers that the first stone to the sustainability and design of smart cities implies taking advantage of the already developed land, whose location, endowment of services and infrastructures and even their cultural value will always be greater than that of any new development. The company regenerates industrial areas and buildings and refurbishes them to give them new uses and to host future growth scenarios, recovering a scarce and highly appreciated asset, as is industrial land.
